Harbour Heights is a pleasant community located on the Peace River in Charlotte county. This community has riverfront homes with million dollar views across the 1-mile+ expanse of the Peace River (in today's market the view is 1/2 off). River access for the Harbour Height's canal homes is only a 1-minute boat ride. The community is just a short boat ride from Charlotte Harbor downriver or the spectacular natural environs upriver. The water around Harbour Heights has a variable salt content. During the winter the salt content is about 40% of the salt content found in the Gulf of Mexico.
This community has a beautiful park with boat ramp and docks, so even the Harbour Heights non-waterfront homes have easy access to the river.
Harbour Heights is truly an undiscovered gem. Waterfront property in Harbour Heights is among the most affordable in the county. Riverfront homes are few for years the Riverfront was almost unattainable. Not because of price, but because owners simply didn't want to part with this special property. Over the past year the Riverfront is now available. Canal front homes have been selling from the mid $100,000s. The value in this community is truly amazing. One of the less obvious advantages of Harbour Heights for the boating enthusiast is the fact that these waters are protected so that even during the windy winter weather the waters of the Peace River tend to be calm to a light chop. Harbour Heights is a community in transition. Many of the riverfront homes were built in the '50s and '60s as vacation or retirement homes. Many of these homes have recently been replaced with modern upscale homes. We may see this trend continue since waterfront property with these views and water quality is normally only available for hundreds of thousands of dollars more.
The water of the Peace River can accommodate large boats. The controlling depth is about 4.5 feet. and the bridge clearance is 45 ft. The ride to Charlotte Harbor from Harbour Heights is less than 30 minutes at a gentle cruising speed of 20 m/hr. I've traveled to Burnt Store Marina in 55 minutes and I've made it to Boca Grande pass in about 1 hour.
