The development of Port Charlotte began in the 1950s. The first homes were
built around the canal system which provides access to Charlotte Harbor.
These first homes were constructed as
winter retreats and retirement homes. The picture to the
right
shows a typical older waterfront home. Many of these older homes have been
updated over time, resulting in a home which surprises you upon entry. Almost like being invited into the genie's bottle,
as you step inside you are amazed by a home's space and modern, sometimes lavish, interior.
The attraction of affordable saltwater home sites
brought many to the Port Charlotte area. The result was that this area became one
of the fastest
growing areas in the country during the
1990s. The available salt waterfront lots are being developed. You'll
find new modern Florida homes popping up between
the older homes.
The homes south of Edgewater Drive have unobstructed access to the harbor making these homes sought after by those who love to sail. Port Charlotte saltwater homes can be found in a range of prices from $150K to over $1 Million, with the vast majority of homes available under $300K.

In the center of town is the Cultural
Center which is a great place to become involved in local activities
or to learn something new.
Generally, north and east of Route 41, the canals no longer provide homeowners with river access.
Known as freshwater canals, these canals are still sought after by those who like the idea of
having water as a feature in their backyard. Some of these canals are
quite long a
nd
many property owners erect docks and do canoe and kayak and fish these
canals. Here you will also find homes where the natural Florida vegetation was allowed to remain on the building
lot. Many of these homes are shaded by mature live oaks.
Homes without saltwater access range from $130K to over $500K with 99%
being between $200K and $300K.
